ABOUT HOUSING STABILITY SERVICES

Wayne Metro provides comprehensive educational classes that cover topics such as budgeting and credit, landlord tenant rights, as well as the entire home buying process. You will gain access to industry experts in each of our classes and connect with resources to help you reach your ultimate goal.

Program Purpose

Wayne Metro is a nonprofit, HUD-approved comprehensive housing counseling agency. We provide education workshops and pre-purchase and foreclosure prevention housing counseling.

AVAILABLE CLASSES

Housing Counselling

Meet with a HUD-Certified Housing Specialist to assist you with unique financial circumstances and housing issues including overcoming specific obstacles to achieving your goals such as:

Improving credit, addressing a rental dispute, purchasing a home, locating cash for a down payment, raising awareness about critical housing topics such as predatory lending practices, fair lending and fair housing requirements, finding units accessible to persons with disabilities, and foreclosure intervention.

Renting Right

Wayne Metro’s Renting Right class will provide attendees with a better understanding of fair housing laws, landlord and tenant responsibilities, financial management, security deposit laws, and much more.

The Homebuyer Club

The Homebuyer Club is offered monthly and covers the basics for first-time homebuyers. It is available to anyone interested in learning more about the entire home-buying and mortgage processes, as well as those already working with a lender. Completion of the class satisfies lender requirements to secure various homebuyer assistance and mortgage programs.

Foundations of Wealth Building

Learn what impacts credit scores and how to boost them, how to reduce debt, and identify your rights as a consumer.

Maintaining the Dream to Keep My Home

This workshop will discuss emergency budgets, forbearance, partial claims, modifications, housing counseling, and COVID-19 related material including the moratoriums.

eHome America

Online Homebuyer and Foreclosure Education that you can complete at your own pace.

Homebuyer Education Course takes you through the general home-buying and mortgage processes. At the end of the course you will receive a certificate of completion that satisfies lender requirements. Course Fee: $125. The course Fee is non-refundable.

Foreclosure Education Course provides a basic overview of the foreclosure process and what you can expect based on your situation. This course is free.

Money Management Course empowers you to understand savings and spending, understand credit, and manage personal finances. Course Fee: $50 per registration. The course fee is non-refundable.

Post Purchase Homeowner Education learn about budget and credit, insurance, home maintenance to achieve long-term successful homeownership. Course Fee: $75 per registration. The course fee is non-refundable.

To check the status of your application for Water Assistance, you can contact our Connect Center. Please allow 2-3 weeks to process and respond to your application. 

The Connect Center operates multiple phone lines, a live web based chat feature, and has an email inbox.

Please allow 2-3 weeks to process and respond to your application for Water Assistance. If you live in Detroit and applied for water assistance, it may take up to a year to receive a response. Thank you for your patience!

Please contact DWSD or your municipality to schedule a metering appointment.

You must re-apply for Water Assistance if you move OUTSIDE of the city you applied for assistance in. If you move WITHIN the same city, you can maintain the same assistance.

Detroit Tax Relief Fund (DTRF)

This program is for Detroit homeowners who LIVE IN and OWN their home and are struggling with property tax debt. The first step of this program is to apply and be approved for the City of Detroit HOPE property tax exemption for current year property taxes.
